Waitara: tight blocks, big street trees, older tile roofs

Waitara sits immediately south of Hornsby, close enough that most people treat them as one place, but the roofs tell you it is a different suburb. Blocks are tighter, a good deal of the housing within walking distance of the station is apartments and townhouses, and the older residential streets behind that are mostly single-storey brick with tile roofs well past their first coat.

Access is the defining constraint

On a narrow Waitara block, the question of where a ladder goes, where a scaffold tower sits and where a skip can stand is not a detail. Neighbours are close, driveways are shared, and there is frequently a mature street tree between the kerb and the roof.

What goes wrong on Waitara roofs

• Box gutters and internal drainage on unit buildings, which have no tolerance for a blockage
• Parapet and wall flashings on two- and three-storey buildings
• Ridge pointing gone chalky on 1960s and 70s tile roofs
• Gutters holding water because the fall was lost years ago
• Leaks that appear metres away from where the water actually enters
